The population of Australian has tipped over 27 million (0.98% increased from 2023), which is around 18 years earlier than predicted, reflecting the on-going growth trends and steadily increasing numbers in the major cities. According to World Population Review, standing on the first rank Sydney with the highest number of populations (4,627,345), followed by Melbourne (4,246,375), Brisbane (2,189,878), Perth (1,896,548), and Adelaide (1,225,235). The increasing number of populations includes natural growth of Australian citizens, both interstate and overseas migration, thus, leading to a high demand of affordable housing with diverse and liveable amenities. Enter master-planned communities; large-scale, mixed-use residential developments with robust, curated amenities that aim to give residents the experience of living in a self-contained town.


According to the Australia Financial Review, Stockland, who acquired 12 master-planned communities for a whopping total of AUD 1.3 billion are confident they can make a profitable venture through redesign and repurposing. The NSW government have developed a new approach to precinct planning to provide certainty and a way forward for revitalizing areas of Sydney which centers on the planning of people, places, public spaces, and the environment. The infusion of more modestly sized and affordably priced homes has become a pivotal force in sustaining the momentum of sales within master-planned communities. Aura, the award-winning master-planned community by Stockland, posted 746 sales in the past year, based on latest National Land Survey Program (NLSP) data. The result also means that 44 per cent of all new land sales on the Sunshine Coast in 2017-18 occurred at Aura. 


Greater Springfield’s emergence as one of Queensland’s newest cities was acknowledged when it won the Urban Development Institute of Australia’s (UDIA) national award for best master-planned development. A joint venture between Mirvac, Lendlease & Springfield City Group, the development’s continued success can be substantiated by the opening of the $1.2 billion Springfield train line, stations and transport hub. Given also, the projected 190,000 migrants that will be entering Australia every year, it only makes sense that MPCs are the way to go for housing.
