The U.S. Census Bureau recently released the 2022 net domestic migration report and certain states experienced a surge in net domestic migration with Florida (318,855), Texas (230,961), and the Carolinas (183,826). Florida has been a beacon of growth, boasting a remarkable 1.9% annual population increase in just one year. In the midst of rising interest rates, homeowners are opting to stay put, which has paved the way for a surge in new home sales especially in master-planned communities. Newly constructed homes during the first half of 2023 outpacing the figures from the same period last year, with estimates for June showing a 5.5% seasonally adjusted y-o-y increase. According to a report from JBREC, Texas and Florida snag 70% of the top 50 Master Plan Communities in the Southwest. In 2023, the acquisition of new homes in the leading 50 master plan communities saw a significant uptick, with over 34,000 home buyers recorded, marking a notable 24% surge compared to the approximately 28,000 transactions observed in 2022. 

The infusion of more modestly sized and affordably priced homes has become a pivotal force in sustaining the momentum of sales within master-planned communities. For instance, Lakewood Ranch, attributes a significant 20% increase in sales during the first half of 2023 to the introduction of new entry-level housing options. Meanwhile, The Villages master-planned communities in The Villages, Florida, is the nation’s number 1 top selling community, boosting a notable sales of 3,029 units in 2023. Florida is contributing to around 41% of sales among the ranked communities, closely followed by Texas at nearly 39%. Zooming in on the Lone Star State, the Houston Metropolitan Statistical Area (MSA) emerges as the top-performing metro, featuring 13 communities in the top 50, representing nearly 24% of all sales among the ranked master-planned communities. In this thriving landscape, Sunterra in Houston, Texas, secured a coveted third-place ranking with an outstanding 49% increase over the same period last year. The allure of MPCs, now more accessible than ever, is setting the stage for a momentous era in housing market dynamics.
