The Australian modular construction market is experiencing strong structural growth, valued at USD 11.8 billion in 2025 and projected to reach USD 17.1 billion by 2034, growing at a CAGR of 4.05% (2026–2034). This growth is driven by rising demand for faster, more efficient, and sustainable construction solutions. In 2025, the Australian Government committed over AUD 32 billion through housing and infrastructure programs, significantly accelerating the adoption of prefabricated and modular construction to address the national housing shortage. At the same time, evolving environmental requirements under the National Construction Code (2022 and 2025 updates) are pushing the industry toward low-carbon materials, circular construction practices, and green design strategies.
In response, modular manufacturers are increasingly integrating cross-laminated timber, recycled steel, and passive house principles to achieve 7-star NatHERS ratings. The sector is also attracting strong institutional demand, with revenues in the range of AUD 300–600 million reported by key participants, while leading listed and diversified construction groups in the broader ecosystem report revenues exceeding AUD 1–2 billion, reflecting growing industrialisation and capital inflows into modular delivery models. Project momentum is evident in major developments, including an 18-storey, 126-apartment tower at 33–37 Carl Street, which replaces an earlier 89-unit approval and adopts modular construction to accelerate delivery.
In parallel, a modular childcare expansion in Sherwood has added capacity for 40 children and nine staff, demonstrating rapid deployment for community infrastructure. Additionally, Australia’s first Autobox system has been approved for a five-storey specialist accommodation project at 81 Henry Street. The system uses flat-packed modules expanded onsite, reducing transport volumes by two-thirds and cutting structural assembly time from ten weeks to around two weeks, significantly improving speed, efficiency, and cost performance. Emerging engineering and construction technology providers involved in such systems report revenues in the range of AUD 200–300 million, supported by strong demand for complex modular solutions. Together, these developments highlight how MMC is transforming the construction landscape through speed, sustainability, cost efficiency, and scalable delivery models.
