As Europe grapples with housing shortages, labour constraints, rising costs, and strict sustainability targets, modular and prefabricated construction is emerging as a practical and scalable solution. The European Union is facing a housing crisis marked by high prices and a shortage of affordable homes, affecting people across all ages and income levels. According to a study conducted in collaboration with Kuben Management and commissioned by the Danish Ministry of Transport, Building, and Housing, the Capital Region of Denmark will require an additional 5,000–9,000 homes per year over the next 20–30 years—equivalent to around 110,000 dwellings by 2035—with particularly strong demand for small, centrally located apartments for young people. Modular housing offers a fast, cost-effective solution to meet demand for small urban apartments, easing housing shortages and supporting better social and living conditions.

 

Denmark’s rapid adoption of modular and prefabricated construction is opening significant new business and profit opportunities across the construction value chain, as developers, contractors, and investors respond to rising demand for faster, more cost-certain and sustainable building delivery. High labour costs, tight project timelines, and ambitious climate targets have made factory-based construction an increasingly attractive commercial model, enabling companies to shorten build times, improve quality control, and stabilise margins in a traditionally volatile sector. 

 

For manufacturers and solution providers, this shift creates opportunities to invest in scalable production facilities, standardised building systems, and digitally enabled design-to-manufacturing workflows that can be replicated across multiple projects. At the same time, developers can monetise speed-to-market and predictability, while investors benefit from reduced delivery risk and stronger returns on capital. As modular construction becomes embedded in Denmark’s housing, infrastructure, and public-sector procurement strategies, early movers are well positioned to capture market share, establish long-term partnerships, and build resilient, profitable businesses aligned with the country’s sustainability and urban development goals.
